A legal practice is recommending that agents and landlords be much clearer in warning tenants about the risks of eviction for failing to pay rent.

Lawyers from Moore Blatch - the firm which runs Propertyreclaim - says agents and landlords should give an unambiguous warning along the lines of Your home is at risk of repossession if you fail to pay your rent' to avoid any repeat of recent claims by tenants that they did not understand that they could be evicted for this reason.

This is similar in tone to the warning that landlords themselves receive when taking out a mortgage for an investment property.

We would recommend the adoption of a universal wording to be used on all communication and it to follow a similar format to the lender wording says Moore Blatch's Paul Walshe.

Last week, as reported on LAT, the housing charity Shelter claimed tens of thousands of tenants had faced revenge evictions', sometimes allegedly without knowing why - a claim vigorously refuted by agents' and landlords' organisations.

    Ridiculous I agree but this is the world we all live and work in nowadays; protecting the stupid and feckless is now everyone else's responsibility rather than their own. Its a one line addition to a tenancy agreement, if it saves one of my clients from some chancer tenant staying rent free in a property for one extra day then I'll add it.

    This wording is in the section 8 notice - is the agent supposed to go round and read it to the tenants

    Just self publicity to get business for their Propertyreclaim arm and unworthy of being pubished in my view

    It's funny but tenants seem to know all of their rights when it comes to eviction and the correct procedure!

    Absolutely ridiculous suggestion. What's next then "You run the risk of going hungry if you don't pay for your shopping". People rant on about European directives being poppy-cock but this one is home grown.
