There were 44,536 possession claims issued to landlords or their agents in the third quarter of 2013, the latest Ministry of Justice statistics for England and Wales have revealed.

The figure represents an increase of 29% since 2010.

London accounted for more than twice as many possession claims as any other region.

The courts issued 31,043 possession orders, of which 43% were suspended. There went on to be 19,401 warrants of possession issued, and 9,469 repossessions by county court bailiffs in the third quarter of this year.

The commentary says that since 2010 there has been an upward trend in landlord possession actions, in line with an increase in the number of people renting.

The likelihood of a tenant being repossessed has increased partly because the number of possession claims has gone up, and partly because the proportion of claims leading to repossession has risen.

The number of repossessions by bailiffs in the rental sector was much higher than the number in the mortgaged sector, where there were 3,731. Actual repossessions in this sector, including those carried out by bailiffs, came to 7,700.

In contrast to repossessions in the rented sector, possession claims have been falling –down 60% from a peak in 2008.
