The most frequent question we are asked is 'why do people decide to outsource'. It may come as a surprise that staffing issues are the biggest reason lettings professionals choose to outsource all or part of their property management. Clients whose staff can't adequately cover property management accounts for 51% of ARPM's new business this year. "Many managers decide that when a staff member resigns there are efficiency and financial benefits to outsourcing that person's duties," comments ARPM's Business Development director, Dave Hunt.

"Perhaps a bigger problem emerges when a manager does want to find a replacement but finds the recruitment process fruitless. Many property professionals are reluctant to move from their current role as the market is treating them so well. In terms of new talent, it is often the lack of experience and professional qualifications that makes recruitment so hard. The second most popular reason for outsourcing is the growth in sales. A resurgent home-buying market has seen many dual-discipline agencies divert staff to the sales division, leaving lettings somewhat neglected. This type of scenario accounts for 18% of our new business, allowing agencies to function at a high level across the board without compromising professionalism or quality.

Expertise, specifically the lack of, has accounted for 16% of our new business. This figure is split between new start businesses who outsource to ARPM to benefit from our specialist knowledge and experience (12%), with a further 4% of our new business coming from clients who have seen senior members of staff leave, taking with them property management know-how and, perhaps, industry-specific qualifications.

Lastly, 15% of ARPM's new business is coming from clients who are reaching a crucial juncture in their business. Many are at the expansion stage and realise it's more cost-effective to grow via outsourcing rather than take on additional staff and maybe a larger premises.

Dave concludes: "Every property manager and letting agent can identify with at least one of these reasons for outsourcing.
