Letting agent lashes out at "bad tenants"

A north of England letting agent has made an outspoken attack on “bad tenants’ who hide behind apparent “legal loopholes.”

Tariq Zarin of Tanzys Properties, quoted in the publication Asian Image, says many tenants abuse the system by not paying rent and then contact local councils or the police for help. 

“They abuse certain acts .... to their advantage against landlords. Landlords need to be very careful because it can be a very expensive mistake, picking the wrong tenants. The law also protects them more than the landlords.”

Asian Image says Zarin wants landlords or investors to step up reference checking and to consider using guarantors. He also wants agents to regularly visit let properties. 

“It's important that we pre-empt disaster, and the difficulty of evicting tenants. We always deal with problems quickly because if we ignore them, they will only get worse.

“We try to avoid a confrontation with your tenants and try to be reasonable. Often you can resolve a problem by talking to them” he says.

    Thanks for the advice Tariq - the tenants are our bread & butter and the vast majority are hard working good home-makers. The issue is make sure you are doing your job properly and this will minimize the fall-out from so called 'bad tenants', nothing new here.

    Yes it can be difficult to find the right tenants, but if you carry out the appropriate checks before becoming their landlord you're halfway there. It's important that letting agents/landlords also keep to their side of the bargain with regular repairs too, preventing the majority of disputes.

    In my experience communication is key. If both parties are regularly in contact, even if it's just the landlord/letting agent checking-in with the tenant, then many of the problems can be averted quickly.
