Agency trials Artificial Intelligence bot to act on tenants’ repair problems

The JLL lettings agency has launched a ‘virtual property manager’ for a small number of Build To Rent tenants, claiming it is the first of its kind in the UK property industry. 

The bot uses Artificial Intelligence which effectively allows tenants to log problems, book contractors or - it claims - helps tenants to fix simple problems. 

Tenants tell the Alexa audio instruction system what the problem is or, in a way reminiscent of the Fixflo system, they could instead use a messaging service such as Facebook Messenger of WhatsApp, or send a message via an app.

They receive an instant reply, either with assistance on how to solve the problem, or to book an engineer where required. 

The bot is being trialled in two Build To Rent schemes managed by JLL; One Eighty in London and Queen Street in Leicester.

“We’re constantly looking at how technology and innovation can help us to provide a better service to residents in the buildings we manage, so wanted to try the property bot to help make the process of repair reporting easier” says JLL director Sam Winnard.

“Because the bot takes on more routine tasks like maintenance requests and contract information, it frees up our property managers to concentrate on the overall service and maintenance of the building, providing a better experience for tenants.”
