Evictions latest: SIX months notice required in Wales

The Welsh Government has temporarily increased the notice period landlords must provide from three months to six months to end Assured and Assured Shorthold Tenancies.

ARLA Propertymark has confirmed that this effects notices served under Section 8 (but excluding notices specifying Grounds 7A and 14) and Section 21 of the Housing Act 1988.

The Regulations apply to notices given on or after July 24 and will apply to notices served until September 30 this year.

In a written statement, Housing Minister Julie James says: “The effect will to be to further delay evictions during the ongoing public health emergency; fewer people will face eviction into homelessness at a time when local authorities are less able to respond to these situations; those renting their homes will benefit from increased security and reduced anxiety; and individuals at risk of eviction will be provided with increased time to seek support to resolve any problems.”

The new regulations can be introduced because the Coronavirus Act which was passed in March gives powers to the governments in Westminster and Cardiff as the “relevant national authority” to alter the period from three to six months.

    They will get further into debt at the expense of the landlord and nobody will rent to them in the future
    The government should stop treating landlords as cash cows.

    If government is so concerned pay the rent and claw back later.

    Is it only PRIVATE sector Tenants that need this extra 6 months Social security support, - paid for Not by the Welsh Govt, but Private landlords through the states ability to ' bend the law ' to the states advantage.
    Welsh landlords need to Join together, " CONTACT me for How " so that a legal action can be brought against the Welsh Govt.

    The government , housing associations councils treat landlords as an extension of their benefit system. They have failed to provide the housing , The problem has existed before Margret Thatcher, she sold the council houses at rock bottom prices as to housing associations association and council tenants.
    They have tried to someone to pay for this sector. they have all failed. The last reforms made to DWP regarding housing needs rethink. they are not working. The tenants need to be held responsible for their actions. Stop treating landlords as cash cow. with section 24 changes and the government making harder to get tenants out. no one will invest , the Burden will fall on councils and government the house these will people with ever reducing tax receipts to pay for them.
    build to rent will not work for dss tanents as rental will be high and they will not be able to afford them .Private landlords not invest in this sector as business case does not justify the risk.
    There is going to be serious problems with economy and the effects or Brexit and Covid have not taken effect on the economy and government will not be able to increase taxes and pay for their vanity policies to please and preserve their vote bank.
    time to reduce or get out now. .Let the government and whoever feel they have the money invest and buy the houses, let the government give incentive , cash breaks and free money to everyone who want an house.

    Maggie sold the houses to the tenants. The councils transferred ownership of others to housing associations. Tenants of housing associations now have the right to buy.

    There are more voters as tenants than there are landlord voters. So it stands to reason in a socialist country like Wales than landlords per se MUST be the culprits.

    The Welsh Govt are putting a 6 Month Notice period on ALL rent arrears claims from 24th of July, Announced by Rent Smart Wales at
    04.00 A.M. on the 24th of July !!! Rent Smart Wales are the Welsh Govt's landlord administration department, paid for by landlords out of Licensjing fee's ( Puppets )

    The ban does not distinguish Covid-Related arrears from Rogue tenant arrears and is basically deferring the states Housing and welfare responsibilities onto Private landlords and I'm Not putting up with it.

    Punishing landlords for providing the accommodation that the authorities don't, is to say give up being a landlord, there are many that are leaving. Most go to France where the system is not biased against them, on the contrary landlords are seen as a good set of people. Double whammy coming, Brexit and Covid, 2021 a year of agony for the banks. Unpaid rents lead to Mortgages cancelled and keys handed back, does the Welsh gov. have enough money to buy back all those failed properties? Not likely even at very low rates, nationalisation of property ? really under a conservative Gov. ? Landlords DO NOT LIKE EVICTING its messy and un productive, but current parameters are leaving NO OPTIONS.

    Bailiffs evict - Landlords repossess.

    Let's not adopt the language of the feckless tenants and the politicvians, although not sure that politicians are not also feckless.
