While England’s housing market is almost fully operational, within social distancing guidelines, there are still some restrictions in Wales.
Now the Welsh Government has updated its information for agents and tenants with regards to repairs.
The guidance says that throughout the pandemic period landlords and agents remain responsible for keeping properties in safe condition, but it cautions that “professional judgement” should be exercised about when and how non-urgent repairs and inspections should be undertaken.
The guidance says agents and landlords should discuss the issue with tenants, with the latter being allowed to exercise their judgment as to whether a non-essential visit is required.
The Welsh Government says no work should be carried out in any household which is isolating or where a person classed as extremely vulnerable is shielding.
In addition, guidance has been issued to local authorities highlighting that enforcement in the private rented sector should be focused on responding to emergency situations.
