Portfolio landlords hold key to lettings agency returns

Portfolio landlords can be the key to running a successful lettings agency.

That is the latest claim from lead generation software provider Spectre.

Heather Staff, co-founder of Spectre, said portfolio landlords can provide the highest returns on marketing efforts but many agents are also often amazed that some of their current landlords have other properties listed through their competitors.

She said lettings agents can keep on top of this by staying in touch with landlords on their existing database and chasing up lost valuations.

Staff said: “Many landlords have felt neglected over the past 18 months.

“Many of them struggled to get through to their agent to discuss what was happening during lockdown and the market has been pretty crazy ever since. So how often are you talking to your landlords?”

She suggests offering regular portfolio and rent reviews and communicating with sales teams to see if a property has been sold to an investor.

Keep in touch with lost sales valuations and catch accidental landlords, Staff said.

She adds: “If a property has been on the market for a significant amount of time and they haven’t reduced the price, pick up the phone and have a direct conversation with them – perhaps they’re not in a position to reduce the price and are considering letting it instead.”
