Small number of tenancies end with deposit disputes, says government

Only 0.3 per cent of all tenancies in England and Wales ended with a dispute over the deposit in the six months to the end of September.

This covers the height of the spring Coronavirus crisis and suggests the problem of tenancy deposit disputes is smaller than some would have thought.

A Parliamentary written reply from housing minister Chris Pincher, published just before Christmas, said that in the six months up until September 30, there were 6,667 disputes adjudicated upon by insurance schemes and 6,465 disputes adjudicated upon by custodial schemes. This amounts to 13,132 adjudicated disputes in this period.

This was out of 4,174,988 deposits lodged with the three approved schemes.

The figures were in a reply to Labour MP Apsana Begum.

The Ministry of Housing, Coimmunities and Local Government points out that this refers to djudicated disputes; these go through one of the approved scheme's Alternative Dispute Resolution (ADR) process and results in a formal adjudication as to the appropriate award of disputed monies. Disputes that are not resolved through ADR are not included in the figures above.

That is completely meaningless. Surely it would be more useful to know how it compares to the number of tenancies that ended in that period, not the total number of tenancies registered!
