Floorplan firm claims higher rents for listings with its plans

A floorplan supplier to the agency industry claims such plans lead to higher rents for comparable properties.

However, the sample used by the company was small and the results very mixed.

Giraffe looked at just 1,050 properties across England advertised to let on Rightmove. Some were without floorplans and some with, and they were across nine regions.

Giraffe claims that based on this sample, rents for properties with floorplans on their listings were between four and 26 per cent, varying very significantly by region. 

The company’s chief executive, Mikus Opelts, claims: “The rental market also moves incredibly quickly and a floorplan provides that additional, initial layer of information that can help a tenant ascertain if a property is right for them, before they waste their time and the time of the listing agent by viewing.

“However, while agents invest a lot of time and money sprucing up the online image of for sale stock, the same can be said for the majority of rental listings, but as our research shows, neglecting these additional details can be costly. 

“This difference in rental values as a result of including a floor plan is likely to be down to one factor. The agent who takes pride in a comprehensive, consistent approach to their brand and goes above and beyond to deliver these additional services.”
