HMO Sales Expert, a 2024 start-up, has launched a UK-wide partnership programme.

It’s commenced with Plymouth, Doncaster, Leicester, and Peterborough, and later this year is set to extend into London, Portsmouth, Newcastle, Manchester, and Stoke-on-Trent.

Richard Nicholls, business development manager at the operation, describes himself as “the UK’s most experienced HMO sales valuer and expert” and says: “HMO Sales Expert has been designed to offer the very best service to local HMO landlords across every part of the UK and to the many different investor types that purchase HMOs both in the UK and internationally. 

“With our growing partnership programme, we will be offering valuation and sales training to existing and experienced HMO managing agents and gradually create a network of HMO Sales Experts that can deliver the three core fundamentals to our business: local expert knowledge, the ability to value and appraise HMOs correctly, and an understanding of who buys these HMOs and where to find them.”

Founded in January, HMO Sales Expert has six full-time employees and claims a rolling HMO stock value in excess of £30m.

The administration and media hub is being built in Shrewsbury, with a sales team based in Kent.

Founding partner Jon Rose adds: “As an HMO owner for many years myself, and having been involved in several transactions, I have seen first-hand how inconsistencies within the HMO sales marketplace cause issues for buyers and sellers alike. 

“Estate agents don’t really understand how to prepare HMOs for sale, how to value them correctly, or where to find the right buyers, and the national HMO specialist agents do not travel to each HMO or know the local areas intimately. When we saw Richard Nicholls’ vision for HMO Sales Expert, we were excited to get onboard as owners and continue his mission to create structure and consistency in the HMO valuation and sales industry.”

HMO Sales Expert says it wants to be “market leaders in the HMO valuation and sales space, making the overall process of selling or buying HMOs smoother and less stressful for all parties.”
