With the controversial Renters Rights Bill set to return to the chamber of the House of Commons next week, letting agents have been urged to voice their opposition.
On Tuesday January 14 the Bill enters its Report Stage in the Commons, when all MPs will debate and consider amendments proposed during the committee stage in November.
Given Labour’s prioritisation of this legislation, the Report Stage is expected to be expedited, potentially concluding within a single day. Overall, there has generally been an agreement between all party MPs on most elements of the Bill.
But Propertymark – the letting agents’ trade body – has prepared a toolkit which it tell agents “provides information, guidance, training, handy templates to prepare for the future and resources to contact your MP to inform them of your concerns.”
The Bill will introduce radical changes to the way in which the private rented sector operates in England, including the abolition of section 21 repossessions, the end of fixed term tenancies, and the introduction of a new tenancy regime with enhanced property standards and regulations on rent increases.
Following the Report Stage, the Bill will immediately proceed to its Third Reading in the Commons.
After approval, it will advance to the House of Lords, where it will undergo similar scrutiny stages. Should the Lords propose further amendments, the Bill will return to the Commons for consideration, continuing this process until both Houses reach an agreement.
