A lettings agency is reporting record rental growth despite what it believes is a decelerating national market and landlord concerns over the Renters Rights Act. 

Partridge Homes, a family-run firm with offices in Solihull and Yardley in south Birmingham, arranged 129 new lets from January to the end of April this year – more than in any previous opening four months of a calendar year since its inception in 2007. 

Until this year, Partridge Homes’ highest number of lettings in the same period (January to April) of previous years was 72, which was achieved in 2025.

That figure has now been surpassed by 79%. 

Managing director Charlotte Partridge says: “Despite rental demand in the UK falling by 20% in the past year, exacerbated by some landlords exiting the market due to the Renters’ Rights Act, which came into force this month, we are not seeing any evidence of this. 

“Instead, we have had a record January to April for new lettings, and May is on track to be our best month ever.” 

The firm has set itself a target of 365 new lettings – one per day – across 2026, in addition to the 500 tenancies it already manages. 

Until now, its record number of new tenancies in a year was 215 in 2025. 

In recent years, two Solihull estate agents have entered into partnerships with Partridge Homes to fully outsource their lettings divisions. The firm is currently in talks with a third. 

Charlotte Partridge adds: “Our long-term commercial success is based on a bedrock of traditional family values and delivering on our promises. By keeping our landlords and our tenants happy, we build steady growth year on year.”
