The latest HomeLet Rental Index reveals that the average monthly rent across the UK rose to £1,369 in July 2026, an increase of 1.2% from £1,353 in June. 

Compared with July 2025, when typical rents were £1,313, this equates to an annual rise of 4.3%.

When Greater London is excluded, average rents across the rest of the UK reached £1,170 in July. 

That’s 1.1% higher than June’s figure of £1,157 and 3.4% above the level recorded in July last year.

In the capital, average rents now stand at £2,207, up 1.2% on the month. 

Over the past year, Greater London has seen the strongest uplift of any region, with a 6.0% annual increase.

Across the UK, most regions recorded further rises in July, with eleven out of twelve posting monthonmonth growth. 

Scotland saw the largest monthly movement, with rents up 2.6%, followed by the South East at 1.4% and both the North East and North West at 1.3%.

On an annual basis, Greater London leads the way with 6.0% growth, while the East Midlands is up 4.7%, Scotland has risen 4.1%, and the North East is 4.0% higher than in July 2025. Northern Ireland was the only region to see a marginal monthly fall, slipping 0.5% compared with June.
