We are an independent who, like Angus, does not rely on Tenant Fees as essential budgeted income and has no intention of shutting. If Tenants fees are an essential part of any Letting Agencies income then, along with the big boys who charge ridiculous fees to Tenants is why we are facing the ban in the first place. Good luck to all the independents and if you are struggling perhaps pool resources with local independents rather than selling out!

We always ask to see 3 most recent months worth of Bank Statements and have done since trading began 18 years ago. It gives us a much better insight into where money is going. It enables us to ask further in depth questions if we have cause for concern on affordability. It has been the sole reason that has given us cause for concern in the past where referencing Agencies would not have necessarily picked things up.

This is precisely why we are facing a ban on Agents fees, due to greed. Our fees are a simple £70 per applicant this covers referencing. They are then charged 50% of the cost of the Inventory (which lets face it is in the Tenants best interests as well as the Landlord, it is what protects their security deposit after all) so we do not consider a 50/50 split unreasonable. Agents have been greedy and now all of us once more will pay the price!

Quite frankly I think all the hype about excessive Agents fees somewhat 'generalised'. We are a small independent firm and our fees are very reasonable at £70 per applicant with a 50% contribution towards the Inventory and Schedule of Condition!
