Tenants should be grateful that private individuals are providing them the option of somewhere to live other than a cardboard box or flea ridden hostel. There simply aren't enough social homes to meet the demand. PRS landlords are not going to take the risks and carry put the work they do unpaid - they could quite easily put their money elsewhere, where would these people live then? So tenants have 3 choices, either stop buying unnecessary items, start saving and buy themselves their own property, move into said cardboard box (if they can't persuade their local council to find them something) or continue payng rent to their PRS landlord.

Well he doesn't need to worry for much longer. The Government attack on the PRS means there will soon be far fewer private landlords and properties, so future tenants can look forwards to being put into beautiful and reasonably priced social housing ..... mmm

I see her as a crazed, landlord hating psychopath who has no real interest in helping the homeless or tenants. Perhaps she is obsessed with carrying out a twisted vendetta against landlords in general as she had a bad experience with one in her younger years?

We deal with HMOs but mostly regular property rentals. It's true to say that the rents for HMOs hasn't increased in our area (Newport), but that is simply because that there is a glut of HMOs available and not so many people leooking for rooms. However, regular properties are a completely different story. We are in the process of a rent review across the board and so far most tenancies over a year old are seeing an increase of between £30 and £50 pcm.

I carried out a quick check of all the section 21s our agency has served over the last 6 years. We have served 27 in total out of thousands of tenancies. Of the 27 , only 2 were requested by the landlord as relations had broken down between him and the tenant. The remainder were mainly due to rent arrears although a handful were so the landlord could sell, something that has become more common recently as S24 begins to bite. We do have a couple of additional examples where the council has advised a tenant to ask us for a S21 so they could move into council provided housing. I initially thought it would be a good idea to speak with my fellow local agents and compile a comprehensive list as I believe this would be damning proof, if ever it was needed, that S21s are by and large not served where there is 'no fault'. However I can see quite clearly that this truly is a politically motivated move and it would be a complete waste of time, the Government aren't listening (still). It would not make an iota of difference. Roll on the EU elections, it's (hopefully) going to be a bloodbath :)

No it doesn't Phil, and that's why it would have been much more sensible to cap fees rather than remove them altogether. As a small agent, we pay a 3rd party to carry out referencing for us and that comes as an expense that we have to continue paying. It was the greedy agents who charged silly, excessive fees that have brought this black cloud down on all of us.
