The government seems its always is racing to produce a new amendment in law just for self profile in seeming they have delivered, this is definitely designed for the corporate investors take market share from the individuals. This intended consolidation strategy will do a full circle.

This is clearly tenants version ( whom seems very well structured part of a group etc:) and would be delighted to yet read up the letting agents version, the conservative government has recently almost raced toward regulation the Private rented sector with failed and botched policies only benefiting large fund managers with the intent to consolidate the smaller yet large percentage of BTL market being us the smaller landlords. the Government has over regulated this market and has made this unsustainable. i as a landlord appose and reject selective licensing and hope the rest do also where ever you are.

After reading this from smart search i was left confused that maybe smart search is a new arm of HMRC but hey thats sure as hell some way of generating new business i will work with any other alternative but smart search.

This is not fair on the landlord and yet call for more regulation on every parallel of the property market is foolish and will have long term impact on private landlords confidence. Currently there seems to be available properties on the market, yes maybe we can do with rents being a bit better but i think we should be pushing for living wage more than regulating holiday let market which has benefited the majority more than impacted the few.

Seems like its who can think of a new angle in PRS and walla its a new policy. Banning tenant fees instead of capping them is a flaw for SMEs but a great move for fund managers corporations all institutional investors whom are dominating Build to Rent a new asset class for whilst we guys are left to big up the crumbs. Independants urgently need a platform to represent them.

Some may argue that licensing is the way forward and can have a positive impact on the market as a whole but i find the license costs are extortionate and some councils on selective areas to license is discriminate, its is evident that collectively and very strategically many new policies have been put in place to put the squeeze on individual landlords to make way for the corporate investors and organizations. Time the larger numbers (US) challenge some of these policies..
