The tenant fees ban … I sincerely agree that something needed doing within our marketplace, as so many greedy agents charge extortionate admin fees. And those greedy agents will be hit much harder than those businesses who operate a fair and transparent fees structure. BUT a capped fee would have been a pill far easier to swallow. Letting agents do have expenses to recoup, so surely capping the fees chargeable would have been a win win for all concerned? In a day and age where there are so many rogue applicants wanting to gain lettings properties for sub letting etc, these bad ones need filtering out by quality pre-screening checks, obtaining supporting proofs of incomes to support an income reference, obtaining current rental evidence cross matched with a current tenancy and reference received and taking full linked address histories on potential tenants are more important than ever. Enhanced checks take time - time cost money - and these costs are offset against the fees passed to the applicants. No fees = reduced screening = rogue tenants being accepted = more unpaid rents and evictions = nightmare for both agents and landlords. #comeonplayfair #createawinwinforall
