Not this old chesnut again! It doesnt work it never worked for any of the councils. Why dont the councils just work fairly with landlords and agents then they wont need to set up an agency.

and as ive been saying since i read the Renters Reform this is exactly why theyre going ahead. Councils are on their knees waiting lists for social housing from homeless families are at an all time high. Allocations take years meanwhile theyre stuck in temporary accom. The councils duty to house and homeless figures will drop dramatically once section 21 is abolished leaving the governments dilema of social housing provision solved and many people on skid row.

S24 plays a big part in this mass exodus too this article fails to address that. being taxed on turnover with the crazy interest rate hikes means that many unorporated landlords either switch to short lets or sell up.

Unfortunately theres very little social housing stock left as its been sold off and the population increased so theres none available. This cannot therefore be compared to the 70s this is more like the victorian slums era!

Wow. So shelter don’t understand the effect of S24 taxation and the correlation between interest rate rises higher taxation and landlords selling up. Section 21 will only be replaced by section 8 landlords will still sell and more tenants will be evicted under section 8 for arrears than ever before. Currently they’re evicted under s21 because it’s faster. Shelters interference in thePRS has now come to a head the acute shortage of property will escalate them into a housing crisis of the largest magnitude since war times. Rather than going forward the war on the PRS has left the sector extremely short of properties as landlords leave in their droves and shelters lack of focus on social housing shortage and the governments reluctance to address this issue has left a very very serious issue of homelessness in the uk a void the PRS used to fill. Scrapping s21 will do nothing to stop landlords exiting. That’s why there’s a shortage.

The larger agencies don’t offer the type of service an independent offers. Many have a high turnover of staff. The fee ban doesn’t have anything to do with management fees. Most agents charge 10% on works. It’s affected the admin cash flow of agencies. The culprit behind the huge hike in agency fees charged to tenants was when the large chains muscled into lettings business back in the last recession when houses were not selling. Charging tenants one weeks rent as an admin fee and additional fees for tenancies, referencing etc is what brought about the ban. Most independents were charging reasonable flat fees per applicant. There are fly by nights in every business. The sooner regulation comes in the better.

This is why agents should boycott these portals. In their terms and conditions they don’t allow landlords to advertise direct and on the market is for high street agents only. It’s just pointless paying thousands every month to advertise on these sites. Landlords don’t want to pay agents fees anymore. And many are going down the DIY route because they can advertise on these portals. Advertising for £1 is just absolutely ridiculous. Agents might as well pay £1 and advertise on here instead of paying huge fees every month
