I don't think any assumptions should be made at all. You cannot use that as a defence if your tenants are not permitted to reside here or their visas have expired and the NHS failed to do the checks on your behalf. With a share code and date of birth it takes a matter of minutes and no cost to do the checks on the Home Office website.

My experience is that 90% of most people don't bother reading all the information given anyway, including 'Let' or 'Let Agreed' slapped across a listing

I just wish someone somewhere would make it clear exactly what we need to be doing. It's not like we have anything else to do at the moment #facepalm The whole process has a knock on effect for Landlords, Tenants, Agents and electricians. It would be really cynical of me to assume that if vague information and guidelines are given out then it's more than likely that Landlords and Agents are going to slip up and face hefty fines!
