More unintelligible drivel from the AIIC. This association is an embarrassment to the profession. The adjudicators are qualified legal professionals and will not be duped by a "fake" inventory, unlike members of the AIIC who are not required to obtain a qualification of any sort. Is the AIIC suggesting the adjudicators are incompetent and have allowed "tenants to be conned out of thousands of pounds" ? Utter nonsense. Show us the stats

The tenant would have already moved by the time a dispute would have been raised so the delay has no influence on their ability to raise a deposit for the next tenancy.

There is no guarantee that AIIC members are qualified to inspect and report on any of the issues in this article. Members pay a fee and get to use the logo. It does not mean they are competent. They do not have to earn a qualification of any kind. The article is misleading as it implies AIIC inventory clerks are qualified for gas safety and to identify all the requirements of the Fitness for Human Habitation Act, which is definitely not the case and Letting Agent Today should have flagged this. Inventory clerks are not surveyors nor are they engineers.

I can't see why landlords and agents would sign this petition which aims to take away their right to do their own inventories.

It is not true that the courts will disallow inventories prepared by the landlord or agent. The deposit schemes are not bothered who prepares the reports either. "There is no reason why a landlord cannot produce their own inventory, but there are advantages as well as pitfalls to them doing so" TDS guidelines

I always advise tenants to take photos of anything that concerns them at the start of the tenancy even if I have already taken photos for my own report.
