So how the tide turns! After a decade of crap hurling at landlords, councils are now willing to Chuck money at landlords to house the very people who have, along with councils, are likely to sink a PRS business. No thank you.

Totally agree! 8m sure about anyone else but we are saving a fortune with not paying petrol/travel/child related costs. Enough to pay rent. Many tenants, including my last couple, need to prioritise rent before going off to gigs.

Totally sympathise. I was fortunate enough to part with my tenants and sell up 3 days before lockdown because of the stress of PRS. It's no longer viable or desirable to BTL. Especially with a debt leveraging. In my opinion, getting out IS THE ONLY OPTI0N NOW.

People like him are dangerous to the extreme. His views are not educated or informed despite his academic title. He is a jerk. A Narcissist who hates anyone who he believes has more or is different and loves media attention. As a professor he makes around £70k a year in salary plus perks. May be his salary should drop to that of an online tutor during this crisis. After all that is what he now is. I'm sure he'd manage!

Firstly, can I say I am so glad I am no longer in the PRS. The reason I left was the gross unfairness to landlords coupled with the increasing liabilities (tax and other) being piled upon us. I didn't have any right to ask about my tenants affairs, or indeed, whether they were a couple (they were) and whether one of the so-called co-habiting 'friends' could claim HB. I'm glad they left. I'm sure I'd have been saddles with the bill for their fraud. I was not allowed to ask anything, access or ask for rent if it was late and if I asked more than once, well that was harrassment. Tenants should not be able to ask about my finances. I didn't have a mortgage but never let on. Or I'm sure the tenants would have been even more calicitrant than they were. They complained about everything so I called the council to inspect! House was in great condition apparently. Letting tenants invade the privacy of their landlords would be shocking. I'm sure they'd be up in arms if they had to declare their finances like this. If you are not eligible for HB, then you should pay as you presumably have at least 16k. End of.

And this is why landlords are selling up. Good luck housing yourselves. Once you have to pay for your own decorating, repairs and whatever else is taken for granted, may be you'll realise the situation many in the PRS face. Yes yes, we are not angels but neither are many tenants. Yet only LLs get screwed over on court. Tenants? Can wreck your house, not pay rent and walk away because they can't afford to repay you. Talk about pandering.

What nonsense. So your landlord sorts out and pays your bills? So where is the incentive to be environmentally responsible? How does the bond cover shortfalls in rent let alone outstanding bills? Actually glad I'm quitting the PRS. Fruitloop tenants who can't do basic maintenance, demand the earth and are rude coupled with the tax, legislation, regulation and, yes, persecution of landlords does not make good business sense to me.

You would be just as well to sell now. Good luck to all those tenants who will be issued s21 before this ridiculous raft of changes kicks in. With housing stock down 20% if all accidental landlord sell instead, bigger landlords selling off stock and large companies getting a strong legal panel, rents will sky rocket. So what next? Rent caps?

Well that is me almost out of this nonsense. One last place to get tenants out of and sell. I'll be glad to see the back of it. S24, arbitrary licensing that costs at least a konth"'s rent, ban on fees, caps on deposits, deposit protection that has just become too complex, tenants who deny access, are rude, entitled and break the rules without any consequences and soon no way to remove them without thousands lost in revenue. Plus labour's brilliant right to buy at below market value and compelling landlords to pay council tax. And let's not forget the stamp duty and CGT changes that are yet to come. Almost think that the government wants me to sell up! Your wish is my command. No point being entrepreneurial. No point trying to provide for yourself. Might as well spend it before they take it all off you.
