Offering Bills Included has been acceptable for earning additional revenues while providing a seamless process for tenants. Given the uncertainty over energy prices, it's understandable that tenants would seek a Bills Included option; the counter to this is the number of properties not offering Bills Included due to the uncertainty of energy price increases. The most significant area impacted must be the student letting agents who have previously used the Bills Included model for the next academic year. Many of these agents changed their business model when they started advertising student properties (last year) for the commencement of the academic year in September 2023 by not offering Bills included. While others introduced new measures to ensure they could achieve positive revenues within an uncertain market. In my opinion, the student market will move back to a new hybrid of Bills Included, where the onus will be on the tenants rather than the agents.

I think it's fair to say, there have been some letting agents who have acted in unprofessional ways, although it is fair to say this spotlight also falls on some landlords as well. Personal experience will always edge us towards our own certainty, however, it is important to recognise the scope and limitation of our knowledge, and if (as a Landlord) you know every piece of legislation (170 items) then clearly you do not need expert advice. There are a large number of letting agents and landlords who run their businesses professionally, and my take on the article is positive.

Clearly, there have been financial reductions for Letting Agents over the past few years, however, it is easy to look back and wish for what we once had; all industries must look ahead, and look for new emerging opportunities, particularly financial opportunities. Modern technology entered the industry a few ago and is being constantly improved by reducing labour, improving processes and enhancing tenant engagement, and increasing Landlord and Letting Agent's profits. I can remember a Triumph Stag fondly, but what I want is a Tesla.

Fedup Landlord Since 2018, 40 energy companies have gone bust, displacing nearly six million customers. The impact on these customers and these organisations, including employees was and is still having huge implications, which we are still currently navigating, with many of the root causes beyond our control. The knock-on effect of rising energy prices will impact every household, particularly households with lower incomes. Since the beginning of 2021, 31 energy companies have ceased trading due to soaring wholesale gas prices, leaving over two million customers dependent on the safety net provided by the market regulator, Rebel Energy was not one of these companies; I agree as a business they had to make some tough decisions during this turbulent crisis, although they have navigated the crisis very well, and in my opinion, they will become a major supplier in the UK. The Energy Shop updated its website on 07/06/2022 this will provide all readers with an updated list of the companies impacted and the number of their customers displaced.
