Generally if someone on benefits or lower income has a credible guarantor then why would a landlord not consider them?

Landlords can set reasonable income requirements for tenants. A better way of dealing with this is to treat all people equally - and not discriminate where the income comes from provided it appears legitimate. Pragmatically landlords know that benefit entitlements will not cover the rent of a particular property and seek to avoid disappointment and time wasting. Sadly we are not allowed to make such common sense decisions any more, so landlords and agents should indicate what level of income they expect the tenants to be in receipt of. If that is set above the benefits limit, then all issues are dealt with in advance.

Landlords continue to be attacked: grossly unfair tax treatment, government aiding and abetting tenants to run up arrears whilst Councils continue to pay the tenants the Housing Benefit, increased legislation on landlords' obligations but nothing on tenants' - and no protection from letting agents going bust. Landlords not entitled to Covid financial support, yet letting agents are. Really? Are the government trying to create a housing crisis?

A large lender can afford to offer a payment holiday whereas many landlords are dependent upon the income. They rarely get government support, are taxed more harshly than any other sector in the UK and yet, cannot even get justice on removing tenants who have broken their contracts. All the legislation to bash landlords eventually filter down as rent rises. Why won't the government realise that if landlords were treated equally with other businesses rents would go down? Worst still, if you don't pay for your shopping in the shop you get arrested and charged. You see the Court within 2/3 weeks. If you don't pay for your housing you get governments effectively rewarding you for what is now going to be 12 months. A shop doesn't have to pay for a prosecution. Let' see some fairness. Housing costs as a percentage of income are historically low. There is no reason other than political interference for the high level of arrears and massive losses sustained by landlords.
