I would imagine the reason a pensioner with pension credit is not allowed to rent a property is more to do with affordability than being in receipt of benefits!

There is a very real problem looming with the increase of older renters - what happens when your LL retires or worse still, dies? Imagine being a tenant in a property for 20 years , now in your 70s or 80s & the LL dies & the estate wish to sell the house? This is going become a common problem as our aged tenant population grows.

The policies that are being introduced to protect tenants are driving LLs out of the PRS, and are thereby making things worse for the very people they are trying to help. So they ramp up the pro tenant policies to protect tenant and more LLs leave the sector. The policy makers clearly have absolutely no understanding of the housing market!

Nottingham City is so broke it has to use every means possible to get money in - even if that means throwing tenants under a bus. When the first SL scheme came in I like many others passed the cost on to my tenants. Guess what will happen if they bring in the second scheme - more rent rises.

Most retirees with pets have an old, small dog or cat not 6 Rottweilers or similar! I'm not sure Peter has the same issues with pets as those of us renting to a younger market!

The only way insurance will work is if the LL takes it out and the tenant pays it as an extra above their rent. Even with this in place I would not want pets - who wants to fight with another insurance company o get what is due? What is really needed is the ability to take a bigger deposit. Funny how the tenant fees act is now being seen as working against tenants!

He says 'the current rules are cruel' - there are no 'rules' at present just some LLs who allow pets and some that don't, just as there are some people who have pets and some that don't. There are more important things for Parliament to work on - this is a non-issue where LLs & tenants work it out between themselves. And don't forget it was the Govt that made pet deposits illegal thereby reducing the number of LLs willing to take them.

I actually think the headline here should be 'New EPC targets will kill PRS'. Until the EPC assessment is clear so we know what measures will give up the required points it is just too risky, too disruptive and too expensive to try to bring many rentals up to EPC C. I for one, will be dumping my properties and, unfortunately, my tenants, as this ceases to become a viable business.

That is exactly what we do - don't rent to tenants with pets! Not quite sure why wanting to rent a decent property to a tenant who will look after it makes me morally bankrupt?! I can only assume that you are a saintly tenant, because we all know that tenants are saints and LLs are scum.

What about all those dilapidated properties that experienced BTL investors buy and improve? If you can only get a decent mortgage on a property with an EPC C then the prices of these will go up & the lower rated properties will be left for the owner occupier market - with no improvements to EPC so no 'Green Gain'. We all know we have to become greener but lets have a bit less stick & a bit more carrot!

Goodness - what a post!! Students (and I have been a parent of and LL to students) are their own worst enemies in many cases. I call them 'naive renters' because they don't really understand that they are signing a legal contract and they have responsibilities as well as rights. They will often sign anything to get the house with their mates. I agree that this should not give LLs the right to rip them off but I can assure you that the maintenance of a property with 4 or 5 students is significantly higher than a with a single family. However this article is about students having pets - and I'm afraid I do not believe students should have pets. Pets do just not fit into a student lifestyle or a shared house. Owning a pet will significantly reduce the number of properties available to you, not only as a student but in several years after as pets often live quite long lives. Why would you want to make yourself an undesirable tenant? My kids all love animals, but none got a pet until they were established in their own home.

Councils are using SL to fund their housing depts. They already have all the powers they need to deal with rogue LLs and all this will do is increase rents for tenants. When will they learn - put costs on a LL and they get passed on to tenants in rent increase?

As ever 'average' is a useless measure. I can't comment on areas where I don't own - but I assume its a supply and demand effect - but in the East Midlands a lot of the rise can be accounted for by the introduction of Selective Licensing.

Being able to put off the CGT for so long has been a bonus for LLs and I don't think we should be surprised it is being lost. I have to pay some tax up front on my income (based on last years income) so it is not surprising this loop hole has been closed. All it needs is a little knowledge and planning at the point of sale so LLs who run their portfolios in a professional manner should have no problems with this.
