i think I can quite categorically say that none of my tenants are living in sub-standard or unsafe homes and the only reasons that they are being served notice is due to their behaviour, rent arrears or the landlord has to sell as he can no longer afford the property.. Shelter are talking about a minority not majority and perhaps if they left their warm cosy offices and moved out of the inner cities they would find some very happy tenants living in comfort and warmth with no mould or condensation. the PRS have to stick to the rules and legislation but what about the housing associations they just seem to be a law unto themselves.

Shall we refer to the Foxtons case a long time ago where it was deemed an unfair term to charge let only landlords for a 2nd or 3rd term, some agents will still charge if they are able to get away with it but I would rather just charge a nominal fee of £150 for doing the paperwork and have a happy landlord and tenant and not a huge fine from the courts

Nonsense I am having to control landlords who are hearing in the news about rents increasing and want to put their properties up to the now market value which is just not feasible, I totally understand that interest rates have gone up and they need to cover monthly mortgage payments but as for us profiteering it is a lot of hard work

So how many landlords have instructed their agent to serve a S21 because of their concerns over the Renters Reform Bill, tax increase issues and interest rate hikes have Shelter even looked at that, No they think they are fighting the tenants corner but all they are doing is making things worse for them, LLs are serving notice as they are worried that they won't be able to get their property back other than going to court if they do need to sell, move back in or provide accommodation for a family member. Why should a landlord that has put his hard earned money into investing in property subsidise his tenants as Mr P says if you can't afford to live in an area move to where you can.

Where are all these abandoned properties that is what I would like to know considering we have a lettings market where demand is outstripping supply and most agents receive more than one offer per property for the landlord to consider.

Do these people not realise that all they are doing is driving landlords out of the PRS due to all the legislation, if a landlord thinks he cannot get possession of his property he is going to sell it now and that then causes more demand on the already short supply

So landlords have not been affected by the cost of living then? Their mortgages, service charges etc have not increased like the rest of the country, how ridiculous to assume that all landlords are rich and can afford to subsidise tenants. Why should they, what about the landlords that have had to rent their property out because they cannot afford to live in it?

Have they not listened to the news most landlords have mortgages which have increased significantly over the last few months and this would get passed on to the tenants as a rent increase to cover the landlords overheads not rocket science

when these people wake up and realise all they are doing is driving landlords out of the PRS with their actions and there are no properties to rent what happens to the tenants then? Many Landlords have mortgages and had increases in their cost of living too so why should these not be passed on to tenants as long as they are reasonable increases.

Agents have to act on their landlords instructions whether they agree or not, whilst there is a duty of care to a tenant we are sometimes stuck in the middle. There are landlords out there that will try what they can to get the most rent without investing in property improvements but they are the minority not the majority. if you are going to rent a run down property there is a fair chance the landlord is not going to pay to put things right. Not all landlords or letting agents are the same and the stats would be interesting to back up this article.

there has always been those landlords that want cheap fees and those are the landlords that good agents don't necessarily want to deal with as they will want to cut corners throughout a tenancy which does not bode well for a good working relationship for agent, tenant or landlord. With the legislation changing on an almost daily basis are these people even qualified to deal with all the red tape.

so yet again Shelter is not looking at the complete picture and if the S21 is abolished more landlords will be leaving the PRS as they will not want the insecurity of not being able to serve notice should they need to do so. Kristjan is right when he states this is an own goal.

Perhaps we need to shout louder at the Government, they need to hear that they are driving the landlords out of the PRS causing a shortage of available properties which is going to put further pressure on tenants seeking suitable housing. Shelter and the likes only see one side of the coin and as with everything there is always two sides to a story. This is the minority spoiling for the majority yet again.

So every landlord now has to spend more money to become a member of a redress scheme and they wonder why so many are selling up and leaving the PRS. If the landlord has a good agent then this should not be necessary and this is where the breakdown lies, a few landlords think they can do the letting themselves without knowing the full legislation requirements and legalities. The majority of landlords do instruct agents as their point of contact and these agents should be regulated by an appropriate redress scheme, it is the age old story of the minority of incompetent landlords/agents ruining the PRS for the majority.

Some tenants have taken advantage of the pandemic situation and taken it as a given that they will not be evicted. All tenants have a priority to pay their rent and if experiencing difficulty paying and they spoke to the landlord/agent a payment plan/reduced rent until the situation changes could be agreed. Some rent is better than none at all. Perhaps it is an error of judgement when finding tenants and not looking at the bigger picture from the agents/landlords side.
