New landlords that’s not in the game for long term gain but rather the game of short term investment these landlords have been removing tenants because they can get more rent. Most of my older investment landlords don’t want to remove tenants even when I tell them about the I untenant like conditions. I always get “but they have been here so long and they pay their rent”.

😂😂😂😂 I love it, private sector renting is doing the job of the local councils. Some people should be housed by the council and not the private rented sector. Most good private landlords work with good long term tenants when things get tough. The smaller percentage who choose Christmas and birthday parties/present over paying the rent then comes January, turns up at the door of the council because they got a sec 21 or possession order for rent arrears. Where are you s the help for good tenants and home households.

Excellently put! The last time I check it was only 2% of landlords that belong to an organisation that represents them. It’s a shame. When landlords come together it makes a difference but I mean landlords who appreciate that they are in the business of providing homes to others and know the business. Not landlords whom still thinks it’s their house and they can do what the hell they want to do. They is a big difference between to two type of businesses.

Interesting. Attempted! What was the business plan for these schemes and which council. What exactly are you measuring. From 1980 these schemes have been in place and many failed. Since local councils never reinvent the wheels the chances are that most would copy the previous ones. It’s a ticking the box exercise to provide accommodation for homeless families. Sorry

I totally agree. The best schemes ever worked to get private landlords on board are the ones with guaranteed rent and the tenants are managed by the local authorities. I know a lot of landlords who wouldn’t mind getting less rent but don’t want the problem of removing the tenants. It cost the council too much to run this type of scheme because the staff don’t manage them well. Council staff mentality with private business ideas. Rent collection and void control goes out the window Sorry.

Housing is the most important thing in a person life and leaving it in the hands of the market is not smart. There are a lot of countries that have rent control and more private rent than the uk. We want long term tenants with stability and sustainability. With good eviction processes. None of which we have currently. We are building in the same places crowding overcrowded areas. Housing association which has mostly not created what it came in to do. A system that encourages both bad landlords and bad tenants. A balance between private and social yes but a stop to so call market rent which is 2/3 of someone income. The answer is not easy. Building more sounds good but have you seen any new built that really offers low income properties. In London around £450,000 and outside London is catching up as people migrate out. 38 years in this industry and no one has the correct answer or one that works. It’s not a house it’s someone’s home. A lot of portfolio landlords made a good living out of the old rent act properties. So let’s look at the options.

Agree but licences give the council more powers. When we stop using inexperienced officers that don’t know how to do the job because someone said a degree was enough. When councils start using all its powers in a strategic way and the government make to rules under one roof then we might seen improved services. Licences need to stay and the government need to make it compulsory instead of each council doing its own thing. simply application process, reduced fee and increase enforcement

Wow that’s a bit on called for. If you’re a landlord, you give me a reason to love my job. As much as I don’t support an eviction ban. Landlords who refer to the source of their income as peasants and parasites are not good landlords and everything should be done to remove them from the trade. I can think of a lot of stuff that landlords do to cheat the system but I am too much of a lady. Sad sad
