Absolutely agree that many EPCs are inaccurate. Some because information is not available to the Assessor such as planning permissions and As Built drawings and specifications, but most because the Assessor has not taken sufficient time to collect all the necessary and correct site information. Sadly cost of EPCs to some landlords appear to be the motivating factor to get an EPC rather than quality of service and resultant EPC. Equally, auditing of EPCs is also partially at fault as the Accreditation Schemes have no requirement to visit any sites to verify data collected. All done remotely from evidence submitted by the Assessor for audit. Maybe it is time to up the skills of Assessors and make auditing a bit more rigorous, even making audits an independent activity from Accreditation Schemes.
