As an ex bed and breakfast owner and a landlord I have some experience in both of these sectors. These changes are a direct result of previous government policies to attack small landlords by withholding tax relief on interest paid ( section 24) and allowing trading short term accommodation providers to get full tax relief. This was a Green Party policy that George Osborne stole. Now 6 years later we see the direct results and now we will face more regulation but the damage to both sectors has been done- small hotels/ B&Bs have closed, small landlords have left or changed their business model to short term letting. More regulation will cause more damage and the results will be seen in another 6 years. All due to headline grabbing policies and a lack of joined up thinking. Our local communities deserve so much better than this.

NRLA only benefit from more regulation as they can make much more money from courses, in fact as Wales is having an overhaul of paperwork a one day online course with the NRLA is now £100 , making pots of cash from regulation and pretending they are helping landlords. Governments aren't interested in the housing crisis in fact they are actively supporting more problems so they can over regulate the sector. This will allow much larger private companies to benefit in the longer term. The end is nigh for the small private landlord.

This 'mayor' is economically illiterate and fails to understand the fundamentals of the housing market ( or any market ) the law of supply and demand exists. Now that local and national authorities have intervened so many times the unintended consequences are plain to see. They are reaping what they sow. Unfortunately their lack of understanding will cause more landlords to exit and much larger corporate swill enter the market, skim off the cream of tenants and cause an even greater housing problem.

It demonstrates what a lack of understanding there is amongst MPs about housing ( in any form) there is. Unfortunately policy is politically motivated not socially motivated and just putting sticking plasters and even more regulation won’t help anyone. It continues to baffle me how they cause problems and then act shocked when they cause so many unintended consequences

Why would there be a register of tenants? The tenants do not profit from the letting process , nor do they have a legal duty to provide safe premises. This response is mostly from landlords who fail to understand that tenants are customers who are paying for a service. There will always be bad tenants- the entry standards must be rigid and this eradicates most problematic people but as with any investment there are risks.

It’s easy to see that a national register isn’t an easy fix. Here in Wales we have a national register of landlords, landlords qualifications , mandatory licensing, selective licensing all charging fees but in the last 10 years I can’t really see where any improvement has taken place for tenants. Where there have been improvements it’s because the market place and tenants expectations have pushed the landlords into becoming better. The rest of it is just stealth tax

I don’t really understand the narrative on both sides of this discussion on section 21 notice. I cannot understand how removing the owners right to their property will enhance a tenants home situation. In fact it will more than likely cause a reduction in stock thus pushing the costs up. However 2 months notice ( plus court time if required) isn’t a reasonable amount of time particularly if children/ schools / location is important so 6 months seems a much more reasonable compromise.

ARLA and Daryl Macintosh of Property mark once again using very carefully worded statements- very politically correct, why don’t they just say it as it is- Patrick Harvie hates the private sector and is a deep down left wing activist who has a chip on his shoulder because a landlord evicted him and now he will ultimately make it worse for Scottish tenants-

Yet another waste of public money- trying to offload tenants onto the private sector Why not just offer to be permanent Guarantors to the private sector and give some confidence to both the landlords and the tenants. I can guess why…….!

Yet again housing legislation introduced as a knee jerk reaction without thinking through the ramifications , this is the result of going after landlords and agents and making the situation worse for the tenants, the people they are purportedly trying to protect. Unfortunately this mind set is affecting all housing legislation and will eventually lead to an even worse situation than we have now in the rental sector

Its an interesting view from a tenant. However firstly the property owner explained that they no longer wanted to be a landlord which is entirely truthful, they wanted to be part of the short term letting business. Why not its their business and if they want to partake in a more active investment strategy then that's their choice. Having owned a hotel personally I would not want to be part of that business. Secondly why does this former tenant describe it as their old flat, it was never their flat or their property they were paying a market rent for it, ownership was not part of the deal. Whilst tax changes have made the changeover to short term lets faster I believe it would have happened anyway as it is a new and growing market, the tax changes speeded all of this up. I notice all the usual suspects are now keen to gang on short term let investors now, its just jealousy

Julia James speaks with a forked tongue- instead of acting as her propaganda mouthpiece, why don't you ask her how many applications they have had and how many they actually agreed to? As we virtually cannot evict for arrears of rent unless its over 6 months and the court hearing date is into 2022 , what motivates a tenant with arrears to crystallise the debt when in all probability they will end up getting away with paying nothing. The current ultra left wing Welsh Assembly could not care a hoot about landlords or tenants they just like to look like they are doing something.

Section 21 was introduced in 1988 by a real conservative government to motivate landlords to let out their property with the freedom to get their property back. Unfortunately the conservatives we have these days are weak and will say just about anything to get a vote. This will cause untold harm to tenants over the forthcoming years as smaller landlords leave the sector and the larger corporate landlords take the best tenants. This will prove a disaster for tenants.

Unfortunately Generation rent Etc cannot seem to understand that over legislating is very counter productive and keeps changing the landscape of the PRS. The relationship between landlords and tenants is a symbiotic one and there cannot be one without the other. Once this is understood and legislation is put in place to govern both sides there will be less need for this combative language but personally I think there are far too many people and organisations making a lot of money out of these attacks

Once the state starts to interfere in the free market I would expect to see an exodus of some investors from the lettings market, particularly the residential sector. This socialist approach will unfortunately lead to less choice, less quality housing and the only ones who will suffer long term will the the tenants and of course the landlords who didn't get out quick enough . Funny how policies end up going full circle and politicians seem to ignore lessons from the past.

I always find it interesting that all the ideas to help tenants seem to come from people with no experience or knowledge of actually managing tenants or being a landlord. It just seems to me that every piece of legislation designed to help tenants just pushes rents up. To be honest if I was a tenant I would seriously ask whose interests are being served. This latest piece of proposed legislation will push a few more out and I suspect more are getting out than getting into the Lettings business which inevitably has only one effect

This will be pushed through despite of any protests. Landlords are an easy target, those properties that achieve a 'C' rating will be priced accordingly and the lack of supply will increase. Ultimately tenants will suffer under these proposals
