Stop the press! "Up to £70 per household"?? What a massive saving - not. No doubt they will be paying more than that once Landlords increase rents to cover their increased costs. And what about the VAT that the government is going to lose on all the fees?

I think only time will tell what the specific consequences turn out to be, however whatever they are it's likely that landlords, tenants and agents will all be negatively affected in some way.

Sounds like a sensible idea, but then who is going to pay for it and who is going to police it? Annual gas safety checks are a legal requirement but we know full well that not all Landlords get them done. It would just be more legislation that reputable agents and landlords would adhere to and dodgy ones would ignore....

S1 to a certain extent you are quite right. Yes, deposits nowadays are a lot of money but I think a lot of people don't have any concept of what it truly means to save. Some do though and I was listening to a twenty something girl in one of my offices yesterday explaining how her and her boyfriend have been saving for their own property for the past year by literally not spending anything on luxuries or unnecessary items. She joked that she hadn't bought herself any new clothes all year but admitted that she didn't actually need any albeit there were lots of things she would have liked to buy. Very sensible girl who will be in her own place by this time next year!

If a property is suitable for buy to let then we will always encourage Landlords to offer it for sale to investors in the first instance with the tenant in situ. Contrary to what Shelter and Generation Rent think, nobody wants to serve notice on a tenant unnecessarily!

This all started during the financial crash when sales agents decided to branch into lettings in order to survive. So keen to get as many rental properties on their books as quickly as possible their approach was to market cut price commission rates in order to poach landlord clients from well established and reputable letting agents. Clearly however, the 5% fully managed service that a lot of them were offering was completely unsustainable, so then came the gradual rise in tenant fees. These agents needed to generate additional income from somewhere in order provide the lettings service that they were advertising. To remain competitive established agents were forced to reduce their headline rates, the knock off effect being that their tenant fees also had to increase in order to plug the loss of management fee income that they were now suffering. It's my view that the blame for the tenant fee ban that we are all now faced with should sit firmly at the door of those sales agents who, back in the day, created the perception that letting property is an easy and cheap process when it is anything but!

I believe there is an ulterior motive to all this though. By driving Landlords out of the PRS and reducing the buy to let market as a whole there will be more sales stock which will have an impact on prices. In turn this will enable those more well off tenants to get on to the property ladder - reducing demand from tenants and driving down rents making it more affordable.

You are spot on Battered Landlord. Landlords will often utilise S21 in the event of a tenant breach instead of the lengthy S8 especially in cases where a discretionary ground would be needed.

They want the proposed three year tenancies to have a break clause that the tenant can invoke but not one for the landlord. Hmmm.

Hey guys, they have mentioned "and review eviction procedures to reduce unnecessary delays for landlords when repossession is justified;", although according to Shelter there is no justification for serving a tenant notice.....

Totally agree with you Kristjan. There are far more accidents and injuries involving electrics than there are gas so both tenants and landlords should be taking responsibility for electrical safety where they can. In my view this is welcome news as, let's face it, if there aren't specific requirements in place then we know that in the majority of cases it won't be happening.

Perhaps "tenant tax" is the wrong phrase to use however this will inevitably have an impact on tenants, be it through rent rises or Landlords being unable to afford to maintain their properties as they would like.

This is such a joke. Mandatory regulation and a cap on fees is the answer. Shelters solution could potentially put some agents out of business leaving staff unemployed. If costs are passed on to Landlords rents are likely to rise, or some Landlords may exit the market completely which will also result in rents rising due to supply and demand. Why, why, why do Shelter seem to have this view that all tenants are vunerable, disadvantaged citizens as in my experience that just isn't the case!!
