Havent had a pay rise in 10 years so get over the rich rouge opinion. Ever increase expenditure associated with legislation and tax pushing me into less than min wage.

Lies. We charge £199 for two applicants with no extra charges for anything at all

Our £199 all inclusive fee is earned. Should a tenant hand the place back in good order then they get the 'deposit' back therefore this isnt a cost its exactly what it says deposited for return.

Get councils to pay direct, work monthly (who accounts on 28 days), pay in advance, first payment on day 1. That would be a start. Why diss the agents ? Its not there fault. Why pick on the man in the middle ?

Never been asked for an EPC yet. Properties are upgraded as items come to end of life; boilers, double glazing, etc. If the gov hadnt messed on getting rid of filament lamps for so long they be long gone. Just needs targeting at the materials not Landlords.
