So having been shafted by Tory Govts for 5 years we are now expected to take this on the nose without any financial assistance, BTL Mortgages holidays will not help and its even unlikely that lenders will fall in line, whereas I am sure large percentages of tenants will be taking advantage of the Rent holiday, which will probably never get repaid. If PRS LL are expected to support this we need some financial support from HMG and a change of approach from Govt. IE Reverse S24 and repay the tax, remove the addittional 10% CGT, remove the addittional 2% Stamp Duty.

Reducing CGT for sales to sitting tenants !!?? How ludicrous what makes you think that tenants can get a mortgage or even afford the 10/15% deposit , this is a non starter. What we need is the removal of this punitive addittional 10% on sales of our business , I have been in this for 20 years and now I am leaving , cant take anymore tax hikes , good luck I will invest in something less stressful and more profitable

How about these so called Housing Ministers working with the "majority of private landlords" and incentivise us . All the headlines and money and taxation is based on a tiny minority of bad LL. What about the majority of good LL. Why are you penalising us and driving us out of the business ? What exactly is ARLA and other LL associations doing to engage with the Housing ministers and tell them they are about to create a huge homeless problem , they need to reverse these tax changes now before Dec when tax returns have to get started. I would love to hear from our so called Orgs

Did it occur to anyone that with the introduction of S24 we are effectively being taxed on Turnover/Income without the ability to offset Costs(Loans/Maintenance) so there is definitely a case for Renting out at Lower levels . HMG should give LL an incentive such as re introducing Mortgage Interest Relief in exchange for fixed periods of Rent at reduced levels. And also introduce 0% CGT for properties Rented for more than 10 years

Spot on James. When S24 starts to bite in Jan 19 when tax is paid just see the exodus. S24 can easily be resolved just introduce it on anything purchased from 1/4/18 and leave the older stuff as is. It will halt the exodus.

This wish list is pure fantasy, Im sure we Landlords would all like to see all of this happen but what makes the NLA feel confident enough to write such a list to the Govt, have they had any nods and winks ? Jeremy Corbyn has a wish list (Sorry a mandate) which is equally in cuckoo land. In my Opinion , CGT should return to Taper Relief so that after 10 years there is no CGT to pay. With regards to MIRAS the S24 Decision is already proving to be a serious mistake , however HMG will not want to lose face so a tweak is the answer , only apply to new purchases , still not ideal but at least it doesn't rob existing business models. Additional Stamp duty is a nonsense

Why would he meet a few days before the hearing for a judicial review, something is not quite right. Either he wants them to pull out of the JR with a promise of a change to the Tax to avoid a public humiliation of the Treasury, or he is going to tell them there will be no JR.

Well all this will do is increase Rent. It has been tried in Ireland and it failed and was reversed. Equally if the Govt are so keen to support the MASSES who believe that all private landlords are criminals , and want them to sell their properties , I don't think 28% CGT is a sensible idea do u.

FPC will ensure that only large corporates can get hands on BTL properties in the future. He is adamant that he will squeeze all the small independents out of the market to re create a German model. Easier answer would be to give Independents a window of 2 years to exit the market at 10% CGT.

Bank of England likely to get more powers to contain buy-to-let market On housing, Andrew Tyrie hits out at Osborne and says it is "one of the most congested fiscal areas". Osborne discusses giving extra powers to Bank of England, he says it is, "highly likely that we will give the Financial Policy Committee powers over Buy to Let". He references the Bank's fears of a "bubble in this market". He says: "It is highly likely we will give the FPC powers over the buy-to-let market. It is possible we can do that later this year. "The measures I have taken in the last couple of fiscal events - on additional stamp duty, on changes to mortgage interest relief - have been done in the knowledge the Bank of England has concerns about a bubble emerging in this market. "So in that sense, I am not saying there has been any collaboration - because they are entirely independent - but I have informed the Bank's governor in advance of steps I have decided to take in this space, so I think we have a coherent approach to that." The Chancellor adds that the additional property stamp duty changes announced in the budget were about creating a "level playing field".
