With you on that one Robert. Had to have that conversation yesterday with a student tenant wanting to pay a quartely rent (£1170.00) by credit card. Seemed happy enough to pay via bank transfer though. Looks like we may no longer have use for our card machine.

Taking deposits does not make it harder to find good tenants. Taking deposits does not hurt Letting Agents. Zero deposit does not mean zero risk. Another-non story about deposits.

I've lost count the number of times I have had to take out make-shift door stops and reassemble self-closers in properties because the tenants find having to continuously open a door an inconvenience.

One of our student agent competitors (and a friend of mine) tried the 'No Deposit' route a couple of years back. Said it was a massive mistake. Ended up footing a huge bill for tenant damage but mostly for tenant cleans. It may work better for more mature tenants, but it will not work for student tenants. You should see the mess the majority of our students leave their properties in, and that's with them paying a deposit.

I'm struggling to understand this concept, in particularly the 'level playing field' bit. Are they saying that tenants on a higher income bidding on a property to rent against a lower income tenant is fairer than offering a property at a fixed rent?

What's shocked me the most about this article is that only 15% of 2000 landlords surveyed use an agent. I honestly thought it would be a lot higher than that.

This is why as agents we pay to be members of the RLA and the likes. Because they keep us well informed of all proposed and current changes in legislation which we then pass to our landlords. You wouldn't believe the number of landlords that come to us not realising they need an EPC/Gas/Electrical Inspection certificate.
