They don't seem to be telling the tenants, if they ask the council to review the rent, the council can increase it if they believe it to be too low.

Talk about cherry picking your information. You are completely and totally missing the point, it's the threat of S21 being abolished that is driving landlords away. Do these people not remember pre 1987, how are they allowed to comment on things they clearly know very little about.

"“Inventory companies have the capability of being the only truly independent agencies operating in the lettings process. " How can this be when the inventory company is paid by the landlord only for inventory, check-in and check out. There can be no impartiality when you only have one client.

"Labour’s shadow housing secretary claims that private renters have been “barely considered” during the past year of the pandemic" Well as the shadow housing secretary I think this is a very brave claim they've made about themselves, the Tories on the other hand have put plenty of provisions in place for them.

This is a terrible story and I hope he gets everything that's coming to him. However with a headline and an opening sentence that mention landlord and buy to let investor, it only reinforces the cases for lobbying groups to say "look, look there's another one". You could just a easily say 'man who wore clothes' or 'man with nose on face'. His crimes stand on their own and have nothing to do with being a landlord.

This really does sound made up. I have been providing inventory services for over 20 years and have never heard of such a thing. What is a fake inventory, what is a fake checkout report, where would the supporting evidence come from. As for a company making a property dirty to keep the tenants deposit, surely then they'd have to pay a cleaner to go in and clean it; where would be the sense in that. I'm really struggling with this article. The AIIC used to be a great organisation please don't spoil it with this nonsense.

I'm sure the the tenants were delighted to be woken up by a dawn raid. Plus can the council just walk in to a home and then gather evidence or do they need a warrant of some sort?

If S21 is abolished it could well see the back of a significant number of landlords from the PRS. How about the end of the fixed term really is the end of the fixed term, unless it is agreed by both parties to extend; just a thought.

"With flatfair, landlords are able to offer tenants the option to pay anmembership [sic] fee instead of a deposit; at the end of a tenancy landlords can charge tenants directly for any lawful claims. So do the tenants get the membership fee back, if not surely it has to be classed as a tenant fee. What happens if the tenants refuse to pay dilapidations, does the landlord have to take them to court?

Smoke detectors: some 40 per cent of all health and safety assessments flagged either a missing or non-functional smoke detector; - on how many had the tenants removed the battery Stairs: 26 per cent of assessments noted a danger of falling on stairs and between or on separate levels of a house; - how many where tenants had left items on the stairs Electrical issues: these accounted for 11 per cent of all hazards flagged during health and safety assessments; how may where tenants were were using extension leads Carbon monoxide: seven per cent of assessments found a lack of a working carbon monoxide detector; had tenants reported as not working Damp and mould: these were flagged as a risk in four per cent of properties. - how may of these were lifestyle Structural integrity: Threat of structural collapse or falling elements was also an issue in two per cent of all properties. - this could be anything from house falling down to a loose tile Other problems included fire hazards, excess cold, and issues related to domestic hygiene. How many of the fire hazards were of the tenants making, was the excess cold caused by the tenants not heating the property, domestic hygiene - wow! come on now. Let's just bash the landlords and agents in the PRS

“Council houses were built with public money to provide affordable homes for local people. It’s not right that they should then be used to make a profit or sold on to people who do not have a local connection to Cornwall, especially as the discount on the purchase price under Right to Buy is significant and the council will not have received enough from the sale to be able to build a replacement home.” - Well I wonder whose fault that was

It's not always just the payment of rent. I've been carrying out inventories and checkouts for over 20 years; sorry if it hurts some peoples' ears - HB tenants leave a property in a far worse condition than rent payers. That's not to say all rent payers leave a property in an immaculate condition, just more of them do. It's also the attitude from some of the HB tenants at checkout where they try to convince me they have had a property professionally cleaned, where quite clearly they have tried to clean the property themselves, usually to a very poor standard. As well as the damage they deliberately try to hide and get belligerent when they're 'caught out'. Why don't people who make the rules speak with people who deal with this every day, rather than shouting "it's unfair" when they have only listened to one side of the story.

Oh, so when you go to the article, you have to click on some promotional/advertising garbage to read the story, no-one making money from that then. Ban agent fees, pass income stream to landlord, rent s go up, rent controls come in, back to pre 1988 slum landlords. Enforcement of regualtion may be a better avenue to explore.
