Surely if it is refundable it is not a charge and they get it back, £300 is over the top but maybe they get fed up of time wasters. I am not saying its right but does every agent not get fed up with no shows.

Very well said it is a shame tthat the councils do not take a leaf out of some landlords books and keep their properties to a decent standard it seems to be one rule for landlords and another for the councils.

I have found in the past that whatever advice you give students they will still leave the property in a mess, we give advice all through student tenancies and advise them that this is for their benefit to help retain as much as their deposit as possible, the problem is that they themselves do not pay the deposit but their parents and so they cannot be bothered.

We offer nil deposits for some of our properties nut the tenants opt for the full deposit instead, we thought this may help more people.

The council here does not provide free alarms only to their own properties, they do not have the funds are these people idiots because if so we pay them an awful lot for nothing.

We have so many enquiries from landlords who manage their own properties but are having problems and want to know the solution, when we ask what paperwork the tenants were given at the start of their tenancy we are told their tenancy agreement, no inventory, no right to rent, epc, gas certificates sent later, and they all seem unaware of what is required of them.

I personally have found the TPO to be extremely helpful, not only on complaints which we get very few but also on advice as how to handle a problem that has not come up before

I am also an independent in Salisbury and I quite agree Angus I have been on the phone all weekend trying to sort out an electrical problem for a tenant as our emergency contractor was away. We have also dealt with a tenants death and given all the help we could to the parents in dealing with the property and everything else they had to do.

I have looked at a lot of independent inventories over the years and have still not found anything that compares to our in house one. Tenants and landlords alike comment on how thorough it is, so why would I employ an independent when the job is not good enough

I would disagree with Raymond's remark that tenants have no real interest in an Inventory as all of my tenants as nearly all of our tenants thank us for such a detailed one and one that is not one sided.

I disagree with no charge for the Inventory as a good agent will make sure that the inventory covers both for the landlord and the tenant, especially in this day and age of disputes for almost everything, however I do not mean tenants should pay a huge fee but just something towards it and our time for going through all the paperwork that is now involved in a tenancy and explaining it prior to them moving in.

The fact that they state that the tenants will save a couple of hundred pounds a year is a fantasy as the rents will of course continue to rise, we worked out that over the a year if rents increased by 4% then the tenants would have already paid more than if they had paid us fees, the government and shelter are really blinkered in this and do not seem to live in the real world. The BTL market has dropped, very few new landlords are coming through the door and many will leave. I hope the government is going to have a lot of vacant council houses for tenants given notice to leave once the fee ban is introduced.

How ridiculous, will this apply to council houses where 2 children are expected to sleep in a box room or indeed social housing, probably not, yet another hit for the landlords, do we give notice to families whose children hit 10 and only have a small room. This government has a lot to answer for from the lettings industry as a whole, they will only be satisfied when our streets are full of homeless.

We do our own inventories and we have been told time and time again by both landlords and tenants that ours is the most explicit inventory they have received, I have looked at out sourcing but cannot find one to compare

Do these people live in cuckoo land, if the tenants do not pay for a credit check, universal credit being worse in payment than council tax, deposit scheme where at end of tenancy councils refuse to pay for damage classing it as wear and tear. What landlord in their right mind will take any benefit person who needs a guarantor and thus having to pay more than one credit check themselves

Should there not be a scheme to train tenants in how to look after the properties, I know this is not everyone but just everything seems to be going the tenants way TDS only allocate a fraction of the cost when a tenant trashes the place, all of these bodies are not being realistic

This government and shelter obviously want to remove private rental from the market as they are hitting landlords and agents everyway, will they be happy when there are more homeless as landlords do not buy and others sell, the councils already have big issues in what properties they have and are unable to house people.

Anyone would think we were not a profit making business, we all have to pay our rents, rates etc. and then of course who pays for our wasted time through prospective tenants who cannot be bothered to call and cancel an appointment or the time wasters who are just looking. They say the landlord should pay well that just shows that they have no brain cells as of course the tenant will pay with much higher rent as not all of them have loads of money

Why is the UK charging landlords extortionate licence fees, it appears to be working in Scotland and they pay less than £100.00 for every 3 years. Once again landlords being made a cash cow for the authorities

We are an agents in Salisbury and again we find that quite a few agents do not display their fees. It is OK for them to bring in these laws but there is no one out there that checks that all agents are adhering to them

There are a number of agents in the Salisbury area that do not show any fees either, although it is now law there appears to be no one to regulate especially as tenant fees have had to be shown for some time now.
