Back up a minute; for the last few months its been raining comments about tenant fees up in the £100's, now suddenly its only going to save £70 per household? The only good thing about this is that Trading Standards won't put any effort into policing this anymore than they do rogue agents and landlords

This article seems typical of agents who work in high end areas who can rely of the fees from selling high value property to support their lettings arm.

I work in one of the UK's most culturally diverse towns, and we still have an incredibly low percentage of tenants who have a problem providing the correct paperwork and no landlords have turned down a tenant simply because they don't have a UK passport. The checks required are simple to carry out, the legislation is simple to understand for anyone who has been involved in referencing previously and recording the results should be no different to what we should all be doing anyway. Agents and landlords are not being asked to do the Immigration Department's work for them anymore than we are doing HSE's job by checking gas safety certs. I struggle to believe the RLA have got this right

I suppose they could make a start by NOT banning fees. If the CAB is correct and the industry takes in £13million a month, thats £156million per annum. Assuming we are obeying the law, £31 million of that is VAT, give or take, which clearly the government think they can do without. Instead of losing it by banning fees, why not divert some of that to increasing the TSO staff levels to enable them to do their job? I know, logic is rarely used in Government decisions but this seems like a no brainer

Always comes back to the same old story, who is going to police it? Trading Standards are woefully under resourced already; if they can't/won't investigate these sort of issues now what makes Government think they will do it by adding yet more legislation to the pile they already ignore.

Looks like someone didn't think through the gold membership requirements very deeply. Putting aside the more obvious potential for creating an HMO, why would any agent agree to such a bizarre arrangement?
