"Local numpty". What an awful attitude towards a fellow human being. I would prefer it if my tenants could do such things for themselves, but if they can't I'll show them how to do it. I think the issue is that people's expectations have changed over time. When I was a tenant the landlord provided nothing but an empty shell. Nowadays tenants have much higher expectations. We all have to adapt to the times but it's understandable that for some landlords, the time and costs no longer make renting viable. Local authorities don't have to pay tax on the income and get massively discounted furniture and services. That's why they can afford to provide cheaper housing. It isn't that private landlords don't care or are making a mint.

I'd welcome fewer restrictions imposed by lenders, if that's what the government has in mind. LandLords and agents are in the best position to decide what tenancy length and type of tenant is most appropriate in a given situation and external influence muddies the water. Most of my tenants elect to have periodic tenancies anyway.

When are politicians going to understand that many landlords would be only too pleased to offer longer tenancies were it not prohibited by mortgage lenders.

My building society won't allow me to take housing benefits claimants and my insurance company charges double the premiums. As an experienced landlord I find this immensely patronising. I would prefer to take responsibility for choosing my tenants on my own criteria and assess them as individuals. But I do think there is a massive issue when it comes to universal credit. Its mismanagement by government bodies is placing honest tenants in an impossible situation.
