Not that rigorous. The worst offender for portal juggling in our area is the ARLA regional reps business...

Good to see Howsy recommending ignoring the Tenant Fees Act....“If they continue to heavily smoke indoors despite warnings, you could ask them for a larger deposit"

Glad to hear they've found a fairy who can magic away all the increasing amount of legislation that good letting agents have to deal with to ensure tenancies and properties remain compliant. Can I have one too please?

How many tenants chose a periodic tenancy? Clearly biased nonsense

Well done Chris, this looks great and best of luck with it!

Right - so they've banned fees to tenants to reduce costs etc but I see they've conevniently completely ignored the fact that in Germany tenants are required to provide their own kitchen - rather a greater barrier on moving and associated costs don't you think?!

I've no doubt Gavin and his team will do a great job in delivering a quality offering from PB&C once again.

What he failed to mention is that OpenRent flout regulations and do nothing for their clients to ensure properties in the PRS meet the required standard. There are plenty of examples I've seen in OpenRent properties where smoke alarms are out of date/non-existent, EPCs are not displayed and images used on the portals are in breach of copyright. The fee ban was categorically not implemented to reduce standards.

I did a check on our local MEES Exemptions register yesterday and found there were only 3 properties in the whole district registered. I've personally registered two and my business only has a 10% market share (of the circa 50% who use an agent). How much compliance is really happeniong out there....

16% lower stock doesn't necessarily equate to fewer properties. In our experience, the average tenancy length is increasing which would have the same net result.

Hopefully the JRF might realise that the impending ban on fees is going to make the PRS even more expensive for tenants, not less.
