This must have been awful for the kids. Such a shame! I would also try to see the full picture too and understand what instructions the owner of the property had given to the letting agent. In many cases, the landlord will instruct the agent to take certain actions. The letting agent can (and should) advise the owner of the property of the compliant and moral ways they propose to manage situations but ultimately, it's the landlords money and the landlords property so I'd like to know if the landlord was being forceful with this seemingly harsh process. No letting agent wants to intentionally treat a grieving family like this, especially when children are involved. I hope not anyway.

There are more landlords now than ever before! It's only the headlines that say the BTL sector is dying. Only those who advertise training courses for other investment strategies are claiming BTL is rubbish. In fact, the most successful property investors in the world have BTL portfolios. It's profitable, reliable, easy, simple and safe.

I see two problems here... First, it's not the letting agent that makes this decision, it's the landlord. However, the landlord's decision is likely to get the agent a bad review, damage reputation and probably cost the agent money through dealing with it. Second, the agent must be professional in it's management of landlords. If the agent is bending over to the landlord's immoral and non-compliant requests, the agent must say no. We're letting agents. It's a tough job and extremely professional. If you asked your solicitor to do something wrong, they'd say no. If you asked your accountant to do something immoral, they'd say no. If you asked your mortgage broker to do something non-compliant... NO! Why do some letting agents feel they're any less professional or responsible? Not criticising the agent, I feel sorry for them but my advice would be... You are the professional, you are the managing agent. Therefore, you are responsible for advising the landlord what you should and should not do with conviction and assertiveness.

From the letting agent side, the application is instant. The delay comes from acquiring the information from the tenant. Plus, there should be MORE checks in order to avoid the tenants that end up costing investors and landlords money. If investors don't make profit from a property, there would be no private rented sector. So any tenant that complains about lengthy application processes is either causing the delay themselves or is expecting Landlords and Letting Agents to book viewings a week in the future because the tenant is not prepared to sacrifice anything to get the property quickly. You only miss a property because you don't act quickly enough.

In a world where a tenant can live in a property at someone else's expense and then argue that they've been treated unfairly because two people from the managing agent didn't sign the section notice. Keeping in mind that the letting agent is also not being paid all the time the tenant is avoiding the payment of their rent and the letting agent is also required to put extra time, manpower and resources into managing this tenant. I don't know the tenant's circumstances but I'm a letting agent and I can guess the type of person being dealt with here. There are some despicable people in this world.

Too right, Sally. It's not about being greedy, it's about being fairly paid for your product (which is your time). The same as every other business on the planet. Would your landlords work for you for free? No chance! Letting agents work bloody hard and it's a tough job, so we are entitled to be paid fairly for it. Keep up the good work Sally!

This is a classic case of the few idiot agents in the lettings industry spoiling it for the good, honest agents that charge fair fees for the work and effort required to source good tenants for Landlords. This will not help. The solution is to apply a cap to fees.
