I would agree. Often we are told "so and so letting agent is cheaper than you". But what corners that letting agent must be cutting to take such low fees we have no idea! With ever changing legislation and moving of the goal posts, good letting agents are worth every penny. You pay peanuts...

How about this Shelter for a crazy idea? Why not help Landlord's and Letting Agents and work WITH them rather than against them? It would actually help out the very people they are trying to help! All we get is anger and militant threats from Shelter, when at the end of the day the vast majority of Landlords and Letting Agents (yes, it may surprise Shelter, but we are actually mainly all good) want the same thing. To provide someone with a home and all we ask in return is for the rent to be paid on time and the property looked after. Support tenants, by helping their Landlords, not attacking them.

It really bugs me that they use aggressive language such as "kicked out" or "unfair evictions". It makes it sound like the Landlord/Agent can send "the boys" round to duff up the tenant and throw them out on the street. In my experience S21 are not for no or an unfair reason. If we have a good tenant who pays on time and looks after the property why on earth would we give notice?

Totally agree with all the above comments. Some of our landlords would love us to give tenants long term lets. In an ideal world if we could secure a tenant in a property for 2- 5 years that would be brilliant. But would that be guaranteed for the landlord? Will the tenant have break clauses? The fear is if the tenant turns into a problem tenant its a very difficult and costly affair to get them out.
