“Similar morals” and “a match made in heaven” might not be the customers first thought when migrating to Wards who will manage their customers properties from a central hub in Sussex with the nearest Wards letting office being in Herne Bay with local appetite for lettings in their Whitstable sales office derisible as is often the case with predominantly sales oriented businesses. ‘Buying’ future valuations appears the primary motivator indicating that many landlords initially chose a different model to the one operated by Wards and underlines the value of completing proper due diligence. Be interesting to see the number of customers that remain when their tenancies end as they may well decide a local agent who is local to the better the option than one based in a different county!

Why does a landlord DIY lettings service gain valuable exposure on a site relating to letting Agents! Whilst I am the first to appreciate a bit of free publicity James Davis of Upad should advertise his business elsewhere, shame on you Lettings Agent today

I have said it before and I will say it again, Upad’s James Davis should not be allowed to use LAT to promote his landlord DIY service packages. Surely you need an actual letting agent to be classed as one and not merely a disembodied online faceless entity unlikely to be there when push comes to shove but then again if you pay peanuts you shouldn’t expect too much in the way of service! As to the fee ban I’m not sure it was the governments intention to promote this type of cheap approach. Ultimately the landlord is the client and should pay the fees and the rent the tenant pays should reflect this. This shouldn’t represent a problem long term but it is the biggest shake up the PRS has seen in recent years and is a very real opportunity for good Agents to grow their business by supporting landlords, certainly something Upad’s James Davis isn’t ever going to be able to do.

About time but I seriously doubt it will make much difference. We will still have little old ladies complaining about the Airbnb let in the flat above them, with customers turning up at all hours of day and night with the local authority powerless (or so they believe) to do anything about it and the landlord disinterested as he is making more money now than he ever made letting it as long term dwelling and avoids any tax to boot! Possibly what central government want when trying to fix the broken housing market but maybe not mirrored by those forced to live under one!?

Absolutely agree with Paul’s comments about the current governments raft of recent legislation being primarily designed to win votes as opposed to making a real difference. If central government really wanted to improve the quality of the UK’s PRS then regulation, (much maligned by many within the sector) should be a serious consideration quickly followed by competent enforcement. Regulation should be of no concern to a good agent and a huge inconvenience to a bad one and a sure fire way of getting rid of both bad landlords and agents who bring the PRS into disrepute.

James Davis has his own agenda which is in direct conflict with the role of a letting agent, as evidenced by his frequent comments and he really shouldn’t be allowed to share his Upad agenda via a site called letting agent today when he often advises landlords to ditch their agent and do it themselves, (obviously with the help and assistance of Upad which I am sure is offered free of charge). Nothing personal James but I am sure there are better avenues for you to get your agenda out there.

Common sense often doesn’t apply to miss placed crowd pleasing legislation and the best outcome we can hope for is for a cap as opposed to a complete ban. Hopefully MHCLG will listen to the consultation instead of ignoring it!
