If you can't afford to do them up so they need to be sold to people that can. Their value may be less to those who wish to let them but those wishing to live there will keep the value up. They just need to make more grants available.

Since the tax changes I am lucky to make £250 A YEAR from my parents home. I am only keeping it because I have a good tenant. I'm certainly not going to accept a loss on it. I am not a charity

And when they get a CCJ for non payment of rent - no private landlord will ever take them on again. And they wont get a loan for their mobile phones and smart tvs.

Here in North Wales renters bring their own furniture and take them away at the end of a tenancy so are you suggesting the AirB&B users should bring their beds and sofas with them overnight? Most landlords are not close enough nor have storage to move furniture in and out Landlords are charged council tax on properties with furniture in them at 150% whilst empty and of course if they are AirB&Bing they have to pay the 150% council tax. If you are letting your property residentially it is rarely empty for long enough to make it worth while and we have a month's notice to advertise and fill the vacancy so the changeover is almost simultaneous

In Wales we are forced to install Wired Smoke Alarms at a cost of hundreds of pounds according to Rent Smart Wales guidelines. I don't see the Local Authority replacing those for free

Shelter needs to realise that private landlords are not a charity. We are finding that the tenants fees ban means that some landlords are choosing not to pay for tenant checking, increasing the risk of having tenants with issues. Those that do pay for the checks just put the rents up so the tenant ends up paying anyway. Our landlords are moving into holiday lets instead. The government are just shooting themselves in both feet.

I am in favour of having pets in my properties for 2 reasons. There are fewer properties available so the tenants tend to stay longer and you can charge more money for that same reason. Also in Wales you are allowed to take an extra Pet Deposit. Private Landlords are not a charity. The government will just shoot themselves in the foot as there will be fewer landlords available as the changes in tax and ban on tenant fees is making it un-viable to have a mortgage and let a property. The only ones able to make any money out of letting will be those with too much cash. There is a housing crisis. They need to make it easier for landlords, at least until they have their social housing programme back on track,

So you want landlords to help their tenants leave and buy a house???? Since the tax changes I am only making £250 profit PER YEAR on my property so I may have to sell it and throw the tenant out. Labour want you to sign over the deeds of your property to the tenant Haven't you learnt anything from the referendum and the General Election?

Don't blame Private Landlords for the failing of the government. Private means its a business. However since the tax changes I make £250 A YEAR from my parents house. I have a cracking tenant. I am only hoping that I won't have any major expenses in the near future or I'll have no choice but to put the rent up. If Corbyn gets his wishes I will have to sell.

PS as I have a mortgage to pay for my cottage I have lost my tax saving and will now only make £250 PER YEAR profit which will go on repairs. And the equity is not likely to increase by much in the near future.

Not everybody lives in a Wimpey home with access to loft space and easily applied wall insulation. Here in North Wales most properties are traditional stone built character cottages where the only way to upgrade is to clad the walls with insulation board inside or out, losing the character of the home and also several thousand pounds off the value of the property. We have a large area not covered by natural gas availability and hence rely on LPG or Oil. LPG being the most preferred by occupants but give you a NEGATIVE rating which puts us at a disadvantage immediately. Bringing a majority of traditional Welsh cottages up to E is more likely to cost £12,000 rather than your £1200 and when you can pick up a cottage for £70,000 and with local wages being half of the rest of the country the Government is not exactly being fair. This is going to cause landlords to sell off their properties and deplete the rental housing stock in the area

What happens if the tenant needs to leave after only a year or so? Do we insist that the pay for the full 3 years? We may as well hand them the deeds to the property

I can see how stopping people buying additional homes and Holiday Lets may increase the housing stock but reducing the amount of buy to lets is crazy. There is a chance that this would bring house prices down but there is already a limited stock of houses for young people to rent that cannot get on the housing market and reducing the number of available lets is going to make that worse. Lets face it if you can afford to buy a second home and not let it out it probably won't make much difference if the stamp duty is higher. Because I have a mortgage the tax changes this year means that with Letting Agent fees and the cost of maintenance I will only clear £250 for the whole YEAR (as long as I don't have any further maintenance issues). I will be holding on to the property in the hope of an increase in equity but that may be affected by these changes. My tenant would be devastated if he has to leave as he cannot afford to buy anything
