Just a brief survey of LinkedIn and I can't really see any lettings agency experience from the people named by Propertymark in the article above. I would certainly be keen to know what "high calibre of expertise" Mr Emerson is referring to. To my mind regulation and oversight by people who do not have any experience of what they're regulating or overseeing, is a recipe for an unhappy outcome.

Interesting Luke. If you don't take a deposit, but presumably get a court judgement, how much time does it take you in pursuing any debts ? I've always found it such a longwinded process. In addition, do you charge for the amount of time you spend going to court ? It usually takes us at least 3 hours in total in Crawley, by the time you add journey times etc....and the inevitable delays once you get to court.

Most reasonable people would agree that driving out rogue landlords / agents is a good idea. However, you're absolutely right as far as "policing" of legislation is concerned......a lack of resources is a real issue. Unfortunately, I think that most of our "here today gone tomorrow" politicians will not be particularly concerned about enforcement problems later on down the line . Ministers will have no doubt been moved on to other departments by then ! The main reason, of course, behind agent / landlord bashing by the Govt is to garner support from a new (and growing) constituency of voters i.e. tenants, rather than finding sensible long term solutions to the UK's housing problems. To paraphrase Bill Clinton - as far as most politicians are concerned, "It's votes, stupid" !

Fair comment. Business models may well need to change. Government, however, does tend to make rather a hash of things. The law of unintended consequences usually comes along and bites them at some point. I suspect the recent and ongoing changes to the PRS will be no exception. The onslaught on the average BTL landlord seems unremitting at present, however, without strong evidence that corporate investors are ready and waiting to take up (all of) the slack should the former leave. I’m also not convinced that corporate investors are going to necessarily invest in the right mix of properties that tenants want. The other issue on the governments’ agenda, of course, is to move into the centre ground as Labour literally “exit stage left”. They clearly assume that most landlords would vote Tory regardless (as any alternative would be even more unpalatable). Hence, appearing to be more tenant (and less landlord) friendly will probably gain them more votes overall. That’s politics ……

Agreed ... it sounds good. There are number of these types of schemes operated by local councils around the country. I wonder though, how much taxpayers money ends up being paid in funding these types of scheme ?

Hopefully the charter will also include tenants' responsibilities as well. Such things as: paying rent on time, taking care of the property & not upsetting the neighbours (anti-social behaviour).

With rights come responsibilities. Let's hope that the Council doesn't forget to mention to tenants that they have responsibilities too - pay the rent on time, take care of the property & get on with their neighbours (anti-social behaviour). Just a thought !
