Who are you?  Andrew Bulmer

What does it say on your business card? RICS UK Residential Director

What is your elevator pitch?  Raising standards for consumers.  Promoting RICS members to decision makers and the wider marketplace in the UK and around the globe .  Making better careers for RICS members.

What is your property prediction for 2014?  A busy year ahead for transactions and policy initiatives as the election appears on the horizon.  Letting agents will face the challenge of adapting to the Consumer Protection Regulations.

How do you feel the internet has changed the role of a traditional high street agent?  A critical part of any agents’ business strategy, set to become moreso.

What is the most satisfying part of your job? Delivering change for the better, be it a Policy initiative or an improvement in the service to our members.

Do you think government schemes Help to Buy and Funding for Lending have actually helped First Time Buyers to get on to the property ladder?  Yes.  Whether these initiatives have caused prices to rise against FTBs is something history will tell.

Would you say there is a housing shortage in the UK?  Overall, most certainly, but not everywhere.

Do you think there will be a re-emergence of gazumping this year?  It’s already here in some hot-spots, less so in quieter markets.

Zoopla or Rightmove?  Whichever my clients prefer

House or apartment?    I’ll take a house in the country and an apartment in the city; if only..!

City or countryside?  Both, see above.  The UK has so much to offer.

Modern and stylish or period and original?    Either, as long as the property is true to its origins and not trying to be something it isn’t

Rent or buy?  Depends on the market, but right now?  Buy!

Kirstie Allsopp or Phil Spencer?   Neither; I’d listen to the local Chartered Surveyor who knows his/her area.
