Chanel Miller is the Head of Social Media at Angels Media

One of the first questions I usually ask our Estate Agency clients is if they have googled their agency yet or not. My next question is how much information comes up on their Agency when they do so. Any information online about your Estate Agency business should be well branded and concise as this creates an immediate positive or negative impression with landlords and vendors when they find you online.

The following are some essentials to ensure you are ranking well on Google!

Create accounts on all the main Social Media sites

It is necessary to upload good content describing your agency using keyword rich wording, including all necessary links and contact details.

Due to Social Media sites being highly optimised, you will push up your ranking simply by listing your agency on these. It is advisable that your agency be listed on a minimum of 3 Social Media sites.

Have you listed your Agency on Google Places yet?

A wonderful free local platform created for Business Owners on Google is Google Places. 97% of consumers will google locally when looking for accommodation according to a research. This is a great and essential tool to make use of: http://bit.ly/Y5nQXw

Free Business Directories

Is your agency listed online on the various Free Business Directories available? By listing on sites such as http://www.FreeIndex.co.uk and http://www.hotfrog.co.uk/you will push up your Estate Agency ranking. Take advantage of this and make sure you are listed, and again using good keywords and thorough information on your business.

Have a Property Blog set up and add this link to your Website

Blogging is by far the best tool for optimisation. Having a constant flow of information via your Blog will result in more traffic to your Estate Agency Website. Use your Blog as a content creating machine. In short, this is 'eye candy to the search engines', an essential optimisation tool, and will assist with your ranking and SEO.

Add Links to your Website

There are 2 kinds of Links, namely paying and non-paying.

A good investment is to pay other busy websites to feature your Estate Agency Link to drive traffic back to your own site. The second good option is to agree to a Mutual Free Link Exchange with partner companies (i.e. They put their Link on your site in exchange for you doing that for them). This way both companies potentially share traffic.

Have you had a good Sitemap installed on your Website?

This is important firstly because it facilitates navigation for visitors to your Website. Also, your website link 'expands and looks bigger with more options to click on' and therefore encourages people to click on 'your link' as opposed to that of competitors when searching on Google.

Take a look at the following search result where a Sitemap has been installed successfully. Had it not been installed there would be one line with the home page link ONLY as opposed to a breakdown of the pages on the website showing.

Google Adwords

What is your monthly budget for Google Adwords? To boost your SEO it is important to run a Google Adwords Campaign now and then. This does require professional input and advice and it’s best to work with an SEO team when implementing these campaigns.

Branding and PR

One thing is ranking on Google and another is succeeding in traffic been driven to your Website. An important aspect which is sometimes not taken into account is the 'bounce rate' of visitors to your Estate Agency Website. If people arrive on your website and tend to leave after a few seconds, it means your Website is possibly not 'user friendly', your content not good enough or your Website is simply not making a good first impression and needs to be branded professionally. Please also check that your subscribe button is installed, as well as your various social media links and sharing buttons.

And on a final note...are the Keys in your Hands?

Have you installed a Google Analytics Code on your Website? It is impossible to determine whether your Website is functioning well if this has not been done.

Google Analytics will tell you, amongst others; how many visitors  your estate agency website has had per month, which keywords they used to find your website, which sites referred them to your website and where their geographic location is. This is VITAL information needed. If your keywords are not working for the business-the website needs to be recoded with more appropriate ones. You will gain a clear insight of whether you are tapping into your target market with Google Analytics.

I really hope you have found these tips useful and of benefit. Please email us any advice or if you have questions. We are more than happy to do a free initial assessment for you of your Website and have a great team on standby to assist you at Angels Media
