The Government has been criticised for ‘intransigence’ over the new requirement for holiday rental properties to have EPCs.

Although it was announced in February that properties that rented four months out of 12 would have to have EPCs in place by the end of June, some operators say that the deadline is far too tight.

Mathew Filewood, general manager of Cornish Traditional Cottages, said: “Many of the properties we represent have back-to-back bookings from Easter onwards, so the only opportunity for an EPC would be on a changeover day. 

“As it is, there aren’t enough qualified inspectors to cover all the properties in the time allowed, but limit that window to a Saturday morning and it becomes logistically impossible.

“We have advised our owners about the need to have an EPC in place by July 1, but with over 65,000 holiday properties in the UK it will be impossible for certificates to be in place for all properties by this very tight deadline, thereby pushing those owners without a certificate by this date into non-compliance, and potentially, a £200 fine.”

He said it is debatable whether Communities and Local Government should legally have imposed the requirement on holiday lets.

Some critics say that the Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 does not give powers to enforce EPCs as a requirement for holiday homes.

    You need ONE EPC every 10 years - just laminate it it and glue it to the front door.

    Its a joke - Trading Standards wont bother policing it anyway
