Dominic Toller has set up PropertyEarth.net, a portal listing chain-free properties that need to be sold quickly, by motivated sellers to motivated buyers.

The site, designed to appeal to property investors on the hunt for bargains, is launched with around 1,000 properties listed, ranging from repossessions through to part-exchanges, unsold builders’ stock and probate properties.

Toller was with LMS, the provider of HIPs and conveyancing services, as new business development and marketing director, until last autumn. He left specifically to develop his new business, which utilises Microsoft Bing – or Microsoft Virtual Earth as it was known.

Toller said: “I felt this was the right time to launch. People between the ages of 40 and50 have a spread of wealth, but all of the usual options – saving accounts, gilts and shares – have run out. Suddenly, bricks and mortar is looking very appealing over a longer term.

“We will be working with estate agents, not trying to take their income streams. People interested in a particular property listed on the site will always be directed to the agent concerned. I hope the site will be a good source of free leads for agents.

Toller said the site went live very quietly last week: “We had absolutely no publicity or marketing, but by the second day, people had already found it, and there were three viewings and one offer.”

PropertyEarth allows consumers to search by area, property details and rental yield, and then directs them straight to the appropriate selling agent. Property investors can also opt to receive email alerts when suitable properties come on to the market. Estate agents will benefit by getting free leads to their properties.

Toller is currently running the office from his home but plans a recruitment drive shortly, and also intends to take the business beyond British shores to other markets, particularly Spain, where there are some anxious sellers.

He has also recruited a board of directors, including two who were previous colleagues at LMS, as well as estate agency marketing guru Peter Knight, and Malcolm Lindley of the commercial networking business, the Guild of Professional Estate Agents.
