Just over a quarter of landlords have had their property damaged by tenants in the last 12 months according to the latest research from the National Landlords' Association.

The findings, estimated to affect over 400,000 of the UK's 1.5 million landlords, come as a stark reminder about the potential problems of letting property.

Landlords in the north east of England are most likely to face damage, with 46 per cent claiming to have encountered the problem in the last year. Landlords in the south east were least likely to experience the problem, with 21 per cent complaining on the issue.

On average one in 12 - approximately 120,000 - landlords in the UK have had to make an insurance claim of some kind in the last 12 months.

Many [landlords] are unaware that a simple home insurance policy will not provide sufficient cover for all eventualities, so we're urging all landlords to protect their investments and ensure they have the right insurance policy in place says NLA chair, Carolyn Uphill.

    It is not rocket science to almost eliminate this issue. My agency carries out home inspections on applicants (where they live locally - and most do). We want to assess how they look after their current property in order to predict what kind of Tenants they will make.

    I wonder if the NLA are on commission of some kind to sell Landlord insurance
