ARLA issues gas safety advice for agents and landlords

The Association of Residential Letting Agents is stepping up its advice to agents head of Gas Safety Week on September 14-20, with the release of two fact sheets listing updates to gas safety and regulations.

The first is a guide to Danger Do Not Use notices - how and when they should be used, and your responsibilities as a landlord, or agent for a landlord.

The second guide outlines the legal responsibilities for gas safety as detailed in The Gas Safety (Installation and Use) Regulations 1998 - together with information on the new regulation on smoke and carbon monoxide alarms, where to go for more information and useful contact details.

ARLA reminds landlords, and agents acting on their behalf, that they are obliged by law to ensure:

- Pipe-work, appliances and flues provided for tenants are maintained in a safe condition;

- All appliances and flues provided for tenants use have an annual safety check. Set a reminder so you don’t forget at www.staygassafe.co.uk;

- Maintenance and annual safety checks are carried out by an engineer registered with Gas Safe Register;

- All gas equipment (including any appliance left by a previous tenant) is safe or otherwise removed before re-letting;

- A Gas Safety Record is provided to the tenant within 28 days of completing the check or to any new tenant before they move in;

- A copy of the Gas Safety Record is kept for two years.

    Gas Safety Week? I'm not sure there's ever a week know which doesn't highlight or celebrate something! On a serious note though, landlords and agents must ensure they're in keeping withe these guidelines, especially that all gas equipment is checked before re-letting.
