The UK lettings market has enjoyed a 'robust' start to 2018, according to the latest Agency Express Property Activity Index.
The number of new listings 'To Let' increased by 61% between December and January, while the number of 'Let' properties increased by 57% following an annual lull in December.
Agency Express reports, however, that the growth recorded last month was not as high as the same period in 2016 and 2017.
Last month's top performers for new listings 'To Let' were Wales (85%), the North West (82%) and the North East (71%).
Meanwhile, the South West (83%), South East (70%) and West Midlands (68%) performed best for the number of new 'Let By' boards in January.
The board supplier says that the smallest increases were recorded in London and that activity was considerably lower than in the same month last year.
"Following the December lull, a spike is activity is always predicted," says Stephen Watson, managing director of Agency Express.
“While month on month figures for January are robust they are heavily affected by the change in seasonal activity. This year we have seen growth, just not at the same rate as we have previously.”
